Me and my GF are spending the summer out of town so we've been trying to rent out our appartment for three months. This being a practically dead summer town it hasn't gone too well and we'd more or less given up after a string of failures and people who said they'd look at the appartment but never showed up.

A rental appartment our size usually costs 5000 kr + a month, and we'd lowered ourselves to 3200 kr a month when we realised there was no way we were getting more. Our monthly payment for the appartment (it's owned, not rented) is 3152 kr a month.

So this guy emails us (our ad is on a Craigslist-type small ads website) and essentially wants to rent our appartment for 1800 kr a month for two months. That's about 250 dollars or 130 pounds - in other words, he wants it insanely cheaply, cheaper than the tiniest, least expensive student room. He's acting extremely arrogantly as well - his background attitude seems to be "Ha ha, you're renting out the appartment to me really cheaply and even loaning me a bicycle [it was in the ad], you suckers, I won't pay a penny more". We tried getting 2000 a month from him, just a symbolic gesture basically, but he refuses.

Should we accept that it's a buyer's market or tell him to stuff it?

Presumably you don't want to rent to someone who has no respect for you nor your appartment.

If you are sure what the fair rent is, be very wary about dropping much. You'll get the tenants you'd rather avoid. Money isn't everything.

Oh, also you may want to ease up on the email. It may seem a good idea but a polite refusal is better for your well being. He'll know why he was refused.

He can but we can't. He's been offered half a dozen appartments, the only reason he wants ours is because it's big, well-equipped and close to where he's studying this summer.

Anyway, you only have his word that he's been offered others, he could be just saying that to make you think you have to accept his offer, ridiculous as it is or you won't get anything.
Which seems to be working.

Not fair! We are looking to rent a large apartment/small house for relatives visiting this summer. A single month in this overpriced/touristy city is going to cost us maybe $2,000 Canbucks.

jesjes same here. Me and mrs nasty would like to move out too. Typical rent in our area for a 2 bedroom property is roughly 700 per month. Dunno what the exchange rate for canbucks or kr though.

When you rent out, you are taking a risk. You aren't going to be around to look after the place, so if you don't have some good strong ties to the guy and know him well (ie, he's your brother, your gf's uncle, etc), then hell no.

Someone wanting the place for so cheap is liable to cost you tons.

As it is, even the gal paying your asking price could cost you. She might start a fire in the middle of your living room (I've seen it happen to neighbor). You need to get your full price, if you are determined to deal with the hassle of renting for the 3 months while you are away. Definately check on her references, and quiz the heck out of them. Don't count any that come from relatives (they always lie).

And have you thought about what happens when you come back and she refuses to leave? Renting is a huge hassle. For instance, do that in NYC, and you'd be fucked if you came back in 3 months and she refused to leave. The "Squatters Rights" she'd establish after renting from you for 30 days would trump yours. You'd have to let her stay on for as long as the eviction process takes (somewhere between 6 to 9 months). So you'd better check on what would happen if she doesn't want to leave when you want her out, and what it takes to remove her.
